To buy   .......

1. The Directors of Live Luxor will agree a purchase price with you for the property according to your requirements.

The options available to you   are   :

a)   The flat will be finished (fully decorated according to your taste)

b)   Finished and furnished.

2. The Directors of Live Luxor will ensure that ALL documentation relating to the property is correct and authenticated in accordance with Egyptian law.

We do have a team of fully qualified lawyers who would be available to represent you if you so wish or you are free to engage your own lawyer to work on your behalf. However, please note that on an Egyptian lawyer is permitted to represent your interests in the local court.

All legal costs and expenses will be the responsibility of the buyer

3. Once an agreement regarding price and requirements has been reached we will ask you to sign an initial contract stating your Intention to Buy. At this point a deposit of 25% of the purchase   price will become payable by you to Live Luxor.


To rent ........ 

(1) The minimum rent period is one week.

(2)  Prices are based on the length of stay.

(3) A deposit of one month's rent will be required at the start of the rental (if your stay exceeds one month ) to cover any damages or any outstanding rental. It will be returned on the satisfactory return of the property.

(4)  An inventory of the furniture and fixtures in the flat will be provided. The inventory will be signed by both the parties upon reaching agreement on the contents of the inventory. Both parties will review this list at the end of this agreement. The tenant will not be held responsible for normal wear and tear.

(5) We are responsible for the maintenance and repair of the apartment and all of its fixtures and fittings. The tenant must inform us if any repairs are needed as soon as possible.

(6) For tenancies of more then one month the tenant will be required to pay any charges for electricity. Telephone, water and gas.

(7) Live Luxor will pay all land taxes as well as any other form of tax assessed on the apartment.

(8) We reserve the right to enter the flat for inspection at any reasonable time with or without notice. The tenant shall not sub-let the flat to any third parties, without the written consent of the agency.

(9) The tenant must inform us of any guest who is staying in the flat in writing with a copy of their passport details. It is NOT permitted for an Egyptian man to stay in the flat with a foreign woman without proof of LEGAL marriage. This is a requirement of Egyptian law and the authorities require a copy of the marriage certificate to be kept on file.  Copies will also be sent to the local Police Departments for their records.With the exception of holiday rentals, this agreement can be terminated by one month's written notice on either side.

(10) We reserve the right to terminate this agreement if the tenant does not comply with the terms of the agreement, or causes any major damage to the property, or his/her behavior causes problems with us or the other tenants of the building.
